Land Acquisition Due Diligence

The success of a development project depends largely on the quality of due diligence performed at the outset. Understanding a property’s true development potential—and the regulations or underlying issues that may constrain it—is critical before moving forward.

For both vacant and developed properties, our investigative efforts include evaluating maximum development potential; land use and zoning conditions; utility availability; drainage requirements; environmental considerations; traffic concurrency issues; required approvals and permits; development approval processes; and other factors that may impact feasibility and value.

MLE’s preliminary due diligence scope also includes the preparation of conceptual site plans, development approval schedules, and analyses of anticipated soft development costs—providing clients with a clear, informed foundation for acquisition and project planning.

As an AICP-certified planner with extensive experience handling land use and zoning applications across most municipalities in Palm Beach County and the Treasure Coast, MLE delivers efficient, highly effective zoning entitlements and site plan approvals.

Permit Management

As part of its Development Management services, MLE is recognized as an expert in overseeing and managing the building permit process for complex, multi-building development projects, with a particular specialization in the City of West Palm Beach, but with deep experience in other municipalities.

MLE serves as the central point of contact and liaison between the project team and local government agencies, leveraging established relationships and deep procedural knowledge to facilitate a permitting process that is as smooth and efficient as possible.

In this role, MLE establishes the permitting strategy, coordinates accurate permit packages, manages permit submittals/resubmittals, coordinates resolution of review comments and provides document control to ensure accuracy and effective record management throughout review, construction, and project closeout.

Site and Landscape Design

MLE through its collaborative partners provides its clients with conceptual and final site plan and landscape plan design for development projects as needed for development approvals, permitting and construction.
